Location: The KJC Ranch is located in McCulloch county approximately 20 miles North of Brady, Texas. It is accessed off of County Road 300 near Lohn, Texas.
Description: The KJC is a highly improved, turn-key operation on some of the most diverse property in McCulloch county. Numerous species of exotics can be found roaming the varying terrain of the ranch. From lush food plots to dense cover and winding creeks, the 671 +/- high fenced acres are perfect for making memories chasing after all types of game. Wildlife on the ranch includes wildebeest, scimitar oryx, barashinga, red deer, mouflon, red sheep, axis, blackbuck, ibex, whitetail, turkey, and dove. Another highlight feature of the property is the water. A 3000 ft. artesian well supplies the entire ranch with an unwavering supply of fresh, clean water. In addition to servicing the main home, the artesian flow from the well strategically travels to the three largest bodies of water on the ranch. There are few ranches in the area that have a water source like this in private hands. In the center of the ranch, the topography changes quickly and provides a scenic viewpoint to the food plots and ponds below. All aspects of grooming a property to maintain a healthy herd of wildlife have been taken into account. There are also breeding pens, a handling facility, and catch pens to assist in managing the genetics. A comfortable five bedroom home (approx. 3600') supplies more than adequate housing for a large number of hunters and guests to relax. There is also a fairly new modular home nearby that was purchased in 2015. The barn comes equipped with tractors, trailers, game coolers, and a cleaning area. This ranch has been set up right for hunting and is ready to be enjoyed.
Water: The main source of water is the 3000 artesian well in the center of the ranch that was drilled through 400 ft. of the Hickory Aquifer formation. According to the owner, the well was tested during the drought in 2011 and still provided 50-60 gpm when operating with the pump. However, the pump is rarely used as water flows out of the well naturally at a rate of approximately 25 gpm. There are also three good sized ponds that are supplied by the well and stay mostly full year round. The East Fork of Cow Creek is located on the ranch and runs through a good portion of the property. There are generally small holding pools of water scattered throughout the creek.
Improvements: The main house, approximately 3600 sq. ft., is a comfortable 5 bedroom, 3.5 bath home that is currently being used as a hunting lodge. The bedrooms are all furnished with multiple beds, providing the ability to sleep a large number of guests. The master bedroom is located away from the rest of the rooms and has its own private bath. The kitchen, living room, and dining room are all located in the center of the home. The backyard has an above ground pool along with a fire pit and outdoor grilling area. Just a short distance from the main house is a 3 bedroom, 2 bath modular home that was purchased in 2015 and is currently occupied by the ranch manager. The property also has a metal building to store all types of equipment, tools, and trailers. A full list of negotiable assets is available upon request.
Price: $2,490,000 or $3,708/acre. 2016 ag-exempt taxes were approximately $5346.
