DESCRIPTION: A good mixture of mesquite flats and Live and Post Oak groves give Rolling Oaks Ranch a good mix of plant diversity. The ranch could use a little sprucing up in terms of dead mesquite, Whitebrush and prickly pear cactus but is otherwise in great shape. Great views of Bullhead and Prairie Mountains and surrounding hills. The ranch is gently rolling and has about 60% sandy, loamy soils which provide the opportunity to create food plots or improved pastures. There is a tank that gathers runoff and there are at least two other locations for tanks to be built.

WILDLIFE: This place hasnt been hunted actively for years so it has become a haven for deer. Your typical native Hill Country wildlife exists here and includes white-tailed deer, feral hogs, coyotes, bobcats, turkey, dove, songbirds, cottontail and Jackrabbits.

WATER: A working windmill is the only water well but it has actively been running for decades so underground water quantities are reliable. Groundwater is hit or miss in this area. Nearby wells range from 3-60 GPM with good, sweet water being found anywhere from 100-150. There is not a groundwater conservation district in Llano County at this time.
