Mulberry Creek Ranch

Location: Mulberry Creek Ranch is located 11 miles East of Mason, Texas and 25 miles West of Llano, Texas off county maintained, all-weather Maso-Llano Road. The ranch can also be accessed from the West side via county maintained, all-weather Lower Willow Creek Road.

Description: Mulberry Creek Ranch is laid out well and lies, generally speaking, in the shape of a pistol. It is gently rolling in topography with coarse to gravelly sandy loam throughout the ranch.
The road system is very good and provides access to a majority of the ranch.
Vegetation on MCR varies with generous numbers of big hardwood trees, particularly along the wet weather creeks (Live, Post, native Pecan, and Burr Oaks). There are some areas of dense vegetation large mesquites, tasajillo, prickly pear, persimmon, white or bee brush, and agarita that provide good cover for wildlife.

Water: Approximately 1.1 miles of wet-weather Mulberry Creek runs through the West end of the ranch. Pockets of water can generally be found beneath the sand bed of the creek. Another drainage, without a name, flows through the East end of the ranch for about .8 of a mile.
There are 6 stock ponds on the ranch ranging from approximately acre to 1 acre in size.
One water well, originally logged at 75 gallons per minute, is in the Western part of the ranch outfitted with an electric submersible pump to service the cabin and a couple livestock water troughs.

Access: Access is via one of two Mason County Roads, Lower Willow Creek Road or Mas-O-Llan Road. Both access roads come off State Highway 29 and are all weather gravel roads.

Improvements: Mulberry Creek Ranch is perimeter fenced (low fence). Electricity is on the property and is serviced by Central Texas Electric Co-Op. A two-bedroom, 1 bath cabin (believed to be 920 sq. ft.) with central heat & air provides comfortable shelter from the elements. A neighboring pole barn and is next door the cabin and is equipped for 2 RV hookups. Near the cabin and pole barn is an enclosed corrugated tin barn for storage.
