Property Description

LOCATION: This neat little ranch is located just over a mile due North of Enchanted Rock State Park. 6 miles from pavement, 12 miles from State Highway 16 and Highway 2323, being about 25 miles S of Llano (world-class BBQ, supplies, restaurants, groceries) and about 40 miles from fantastic Fredericksburg (upscale shops, restaurants, hospital, jet airport, university, big box stores). Enchanted Lake Ranch is accessible seclusion at its finest.
This is about 95 miles NW of Austin (State Capitol, international airport, advanced medical facilities, several universities) and 115 miles N of San Antonio (nations 7th largest city). Horseshoe Bay, a major golfing destination, is 45 minutes away to the east.
The area consists primarily of medium to large working/recreational ranches and a handful of smaller acreage tracts with home sites overlooking the Rock. Hunting and agriculture make up the bulk of the local economy.

DESCRIPTION: Stunning views of Enchanted Rock, Dutch Mountain, Watch Mountain, Bullhead Mountain and even Riley Mountain (12 miles away) can be had from the Southern part of the ranch atop the high point at 1500 (which is 100 higher than most of the ranch providing stunning views). The ranch is gently rolling and has a high % of sandy, loamy soils which allow the opportunity to create food plots or improved pastures.

WILDLIFE: Owners report numerous sightings of free-ranging aoudad and axis. Lease hunters have taken some nice trophy whitetail in the last couple of seasons despite the drought. Your typical native Hill Country wildlife exists here and includes white-tailed deer, feral hogs, coyotes, bobcats, turkey, dove, songbirds, cottontail and Jackrabbits.
WATER: A beautiful, spring fed lake of approximately 4 acres (when full) is the centerpiece of Enchanted Lake Ranch. The lake is stocked with Humpback Blue Catfish, Black Crappie, and sunfish with the lake record being an 18# cat. The lakes approximate depth is 10. The lake and surroundings are beautiful, with granite outcrops, Post Oak groves with several million dollar views overlooking the areas most prominent natural landmarks. This lake retained about 45% of its water in the Great Drought of 2011. There is an additional stock pond that goes dry by late summer.
Groundwater is hit or miss in this area. In addition to the springs that feed the lake, there are several naturally-flowing springs nearby. Nearby wells range from 3-60 GPM with good, sweet water being found anywhere from 100-300. There is not a groundwater conservation district in Llano County at this time.

IMPROVEMENTS: Other than a good set of livestock pens, ranch roads and fencing on 3 sides, there are no improvements. Enchanted Lake Ranch is the proverbial blank canvas giving the new owner the freedom to create what it is they envision.

PRICE: $4,750/acre = $1,372,750. Mineral conveyance is negotiable and sellers appear to own 100% of minerals . A 30 easement runs down the eastern boundary providing access to a single landowner to the south. The ranch is served by Central Texas Electric Coop, lies in the Llano ISD and 2012 ag-exempt taxes were about $320.

SUMMARY: Enchanted Lake Ranch is chock full of views, water, hardwood thickets, and wildlife. If you desire to be in the absolute heart of all things Hill Country while being within a hop, skip, and a jump to Fredericksburg, international airports, and world-class golf courses, all while overlooking the Rock youve found the right place.
