Property Description

Location: Located in Blanco County, 9.5 miles West of Blanco, Texas. Crabapple Creek Ranch is 30 miles Southeast of Fredericksburg, 55 miles from Austin and 52 miles from San Antonio.
Description: 133 acres are West of Crabapple Road and 85 acres on the East side of Crabapple Road. Both sides offer approximately 140 in elevation change and provide classic, stunning Hill Country views.
The West side of the ranch is, for the most part, unimproved. It has an old barn, windmill, well, and cistern for storing water. The windmill is currently not operational.
The East side of the ranch has two productive Coastal Bermuda pastures, one field is approximately 10 and the other is approximately 30 acres.
Ranch roads throughout the ranch are good to fair and provide access to a good majority of the property. One or two of the trails require 4 wheel drive, but are by no means inaccessible. While there are numerous hardwoods (Live Oaks, Elms, and Red Oaks), a good portion of the ranch is covered in cedar.
Perimeter fencing is in place and is in good shape on the West side of the road. The East side does have a perimeter fence but a good majority of it is in need of replacing.
A fenced, deeded easement to a neighbor runs along the South and Southeast edge of the property.
Water: Year-round, strong-flowing, Crabapple Creek winds for approximately mile across the ranch. Just upstream from the where it merges with the Blanco River, Crabapple Creek is only 3 miles+/- in length. Its pristine, crystal clear waters flow over a limestone-lined bottom creating the most absolute picturesque Hill Country setting one can imagine. 3 low-water crossing allow great access to both sides of Crabapple Creek.
2 water wells are located on the property. One on the East side of the road, operated by a windmill, and one on the West side of the road operated by an electric submersible pump.
Two small stock tanks are located on the property and there is a one notable location for a large stock tank to be constructed, possibly 3-5 acres in size.
Included in the sale is the impoundment of 3 acre feet of water in two reservoirs on Crabapple Creek, and use of 24 acre feet of water per year from Texas Natural Resource Conservation Commission.
Improvements: There is a small (440+/-sq. ft.) 1br/1bath cabin outfitted with septic, well, and electricity. There is a large barn that is aging, but is still very useful for storage for farm equipment, vehicles, and the like.
Price: $2,005,600/or $9200/acre. Owners are not willing to divide. 2013 ag-exempt taxes were $560.
